Global investment firm moving to Downtown D.C.

Brown Advisory, an investment and strategic advisory firm, will relocate to 1801 Pennsylvania Avenue.

This week, we announced a new long-term lease agreement with Brown Advisory, LLC at 1801 Pennsylvania Avenue. Brown Advisory, an investment and strategic advisory firm, will relocate their Chevy Chase, Maryland office to the District, occupying the top two-floors of the newly repositioned, 13-story office building.

Brown Advisory’s strategic decision to move its office to Washington, D.C. further demonstrates upward momentum for the downtown commercial market which has seen several notable lease transactions in recent months. Our D.C. market portfolio continues to provide desirable locational attributes for companies looking for office product adjacent to public transit and a variety of dining and retail service options. 1801 Pennsylvania Avenue is located a block from the Farragut West metro station on the blue, orange and silver lines, directly across from Edward R. Murrow Park, The World Bank and IMF, and is surrounded by an array of coffee, lunch and happy hour options for tenants and their guests.

Brett Gibson, Head of Brown Advisory’s Washington Office commented “As part of our commitment to our clients, colleagues, community and culture—we believe that this new office location will allow us to expand our network across the region. We look forward to welcoming our clients and friends into a space that focuses on sustainable design and colleague wellness at its core,”

Across its portfolio, we have thoughtfully invested in repositioning assets to meet the demands of a dynamic workforce. 1801 Pennsylvania Avenue exudes the transformative vision we have dedicated to its global portfolio markets. The property offers an elevated boutique atmosphere with a dual-height lobby and hospitality-inspired lounge area and coffee bar. Pembroke prioritized increasing natural light to its workspaces by installing floor-to-ceiling glazing and enlarged windows along the Pennsylvania Avenue frontage. 1801 Pennsylvania Avenue is an ideal destination for hosting business meetings, social gatherings, and client events with panoramic views from the unique open-air cupola and expansive rooftop. The installation of efficient mechanical systems increased sustainability and air-filtration initiatives for the asset and tenants. The building is also equipped with a new 5,000 sq ft tenant-only fitness center that features custom locker rooms, private training studios and nap pods.

Max Timmons, Asset Manager, commented “Pembroke is delighted to welcome Brown Advisory to our growing tenant roster at 1801 Pennsylvania Avenue. The wide-ranging amenity offering paired with modern workspace delivers an exceptional tenant experience curated for the evolving vision of today’s hybrid workforce. We’re thrilled that 1801 Penn aligned with Brown Advisory’s strategic search criteria for their relocation and first office space in the District.”
